Acquisition

We continuously seek out office, flex/industrial, retail, technology and telecommunications buildings located in the Pacific Northwest.  Our target range for new acquisitions is $2,000,000 to $100,000,000 through both cash and financed structures.  Our small investment team allows us to move quickly and we maintain a reputation for closing transactions efficiently and without unnecessary complications.  

Private Lending

Our experience and knowledge with real estate acquisitions and market dynamics have made Alco a preferred partner for developers and builders with a vision.  We provide valuable expertise and connections to investment capital, particularly for borrowers looking to fund projects that cannot be financed by traditional lenders.  Our loans are collateralized by real assets, preferring to not exceed 60% Loan-to-value, and range from $500,000 to $50,000,000.

Property Management

We understand the needs of our tenants’ and their businesses, and we strive to provide exceptional service with efficient response to service requests and direct access to all levels of our organization.  We ensure that our properties are well maintained and efficiently designed to maximize the performance of our tenants’ businesses.  For prospective tenants, we welcome direct negotiation or brokered offers.

 

Venture Capital/ Private Equity

Our target companies are usually local to the Seattle market, with experienced management, proprietary technology, and valuations in the “angel” range. We do not usually sit on boards, structure deals, raise money, or co-invest with professional venture capital firms.  Our target investment range is $50,000 to $500,000.
